Rental Qualifications

Please read prior to applying for a rental

THE FOLLOWING IS REQUIRED TO APPLY:

  • Each occupant 18 years of age and older must complete a separate application.
  • There is a fee of $65.00 (USD) per applicant. The application is not complete or submitted until this fee is paid.
  • Application fees are NON-REFUNDABLE even if you are denied tenancy.
  • Closing the application or browser will lose this application and you will have to start over. Data is not accessible for your security.
  • A valid social security number is required for each applicant.
  • A valid photo ID is required for each applicant.
  • We do not accept Zillow or any third party applications.

LEASE ADMINISTRATION FEE: There is a $150 lease administration fee due on a signed lease.

RENTAL HISTORY:

It is your responsibility to provide us with the information necessary to contact your past landlords of 3 years. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history. If you owned-rather than rented-your previous home, it is possible that you will need to provide mortgage company references and proof of title ownership or transfer.

INCOME:

Please note that most properties require combined gross income to be 2.75-3x the monthly rental amount. We must be able to verify the amount and stability of your income. (For example: through 3 months of pay stubs, employer/source contact, 3 months bank statements or tax records. If self-employed: 2 years of tax returns and/or bank statements,).

COMMON REASONS FOR DENIAL:

  • Misrepresentation of any information on the application. If misrepresentations are found after the rental agreement is signed, your rental agreement will be terminated.
  • Evictions within the last 7 years
  • Negative rental history
  • Unpaid balances due to landlords
  • Credit score beneath 600
  • Insufficient income
  • Felonies of illegal manufacture or distribution of a controlled substance within the last 7 years
  • Felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”, within the last 7 Years
  • Sexual related offenses for any time period
  • Active bankruptcy or one that has not been discharged for at least 6 months

SECURITY DEPOSITS:

Applicants with better credit and references will generally be approved at a security deposit of 1 month’s rent. Applicants with combined credit scores averaging below 650 and references may still be approved at up to a double deposit.

GUARANTOR CRITERIA:

Our properties require that the guarantor has a credit score of at least 740 and income must be 75x the monthly rent. Valid ID and proof of income will be required.

I understand that this is a routine application to establish credit, character, employment, and rental history. I also understand that this is NOT an agreement to rent and that all applications must be approved. I authorize verification of references given. I declare that the statements above are true and correct, and I agree that the landlord may terminate my agreement entered into in reliance on any misstatement made above.
