How old do you have to be to apply?
All occupants over 18 must apply. -
Is the deposit refundable?
Your security deposit is refundable. After you move out, we'll carefully review and assess the property, and return your deposit within 45 days. If for some reason we need more time to complete any additional work, we'll let you know and the process can take up to 60 days. Our goal is to make sure you get your full deposit back as quickly as possible! -
You have a property I want to rent. How do I apply?
We want to make sure you're completely happy with the property before submitting an application. We recommend scheduling a self-showing tour to see the property in person. If you love everything about it, you can easily apply through our secure website. -
How do I pay rent?
The easiest method in which to pay your rent is online, via your resident portal. You can also pay by person or drop box at our office or by mail. We offer the ability to pay by credit card, although you will pay a convenience fee for this method of 4%. -
I want to get a pet. What should I do?
We love pets at Cobb & Co Property Management but not all landlords accept them. Before bringing home a furry friend, please reach out to us to let us know that you may be considering a new member of your family and we will let you know if they are approved and what the pet fee/pet rent would be. -
I want to move out, but my roommate wants to stay. What should I do?
We understand that things can change during a lease term. If all parties agree to letting a roommate move out, we can requalify those that are staying. We would then have all parties sign a Roommate Release Addendum. -
My lease expiration is coming and I want to move out. What should I do?
We hope you've enjoyed your stay with us and that you are moving on to bigger and better things! A notice-to-vacate will be required 60 days prior to your lease expiration. If you know where you are moving, please provide us with your forwarding address at this time so that we can send you your security deposit. -
When is rent due?
Rent is due the 1st of each month but there is a 5 day grace period. On the 6th of each month, a 10% late fee will be charged. -
Am I required to pay for repairs & maintenance requests?
The resident is not responsible for repairs related to normal wear and tear. However, any damage beyond normal wear and tear, such as a broken window or holes in walls, is the resident's responsibility. Depending on the nature or extent of the damage, Cobb & Co Property Management will coordinate an approved vendor to make necessary repairs at the expense of the resident. -
How are the utilities handled for the properties?
Once approved, Cobb & Co Property Management will send you a Welcome Letter with all the necessary information to get you ready for your new home. This will also include a list of utilities that will be required plus company names and contact information. Confirmation numbers will be required in order to move in. -
Is renter’s insurance required?
We require you to obtain a renter's insurance policy for your personal possessions. The policy must have a minimum of $300,000 personal liability and name Cobb & Co. Property Management as an additional interested party. If an available option, resident shall secure "water/sewer back up" with their renters’ insurance. Each leaseholder must be listed or have an individual policy. -
How are property inspections conducted and how often can I expect them?
Cobb & Co Property Management will coordinate 2 inspections per year. These inspections are conducted by qualified professionals to ensure that the property remains in optimal condition. The inspection covers various aspects, including leak checks, condition of HVAC filters and verifying the absence of unauthorized guests or pets. Additionally, the inspector examines the exterior of the home and, when feasible, conducts assessments in the crawlspace/basement and attic spaces. This proactive approach is part of our commitment to maintaining the overall quality and integrity of the properties under our management.
